As a property agent, I don’t serve every part of Jakarta. My focus stays on six premium areas: PIK 1, PIK 2, BSD City, Alam Sutera, Gading Serpong, and Karawaci.

This focus matters. It means I know market prices per cluster, two-year price movement trends, which developers consistently deliver quality, and which units realistically match your goals. Generalist agents juggling all of Jakarta usually can’t go this deep.

Practically speaking, this means when we proceed to a transaction, you don’t deal with paperwork alone. LOT Property’s team handles document preparation, escrow coordination, and legal compliance. My role stays as your dedicated property agent — translating your needs, negotiating terms, and ensuring nothing falls through the cracks. My Approach as a Property Agent

A few principles guide how I work:

Complete information upfront. I don’t gatekeep details to push a sale. If a unit has weak points — odd layout, problematic neighbourhood, or overpriced compared to comparable listings — I’ll mention it.

Companionship through closing. From initial viewing, negotiation, document preparation, until handover keys. I don’t disappear after the deal is sealed.

Honest feedback. Including when I think the unit you’re considering isn’t the right fit. Better to lose one transaction than recommend something you’ll regret.

Bilingual capability. I’m conversational in Hokkien, and have a colleague for Mandarin. If you or your family feel more comfortable in those languages, we can communicate in them.

The “169” in Cozy Living 169 isn’t random — it’s a number with personal meaning, reflecting balance and growth. I won’t elaborate too deeply (some things stay personal), but every time you see this brand, it represents that focus.

The brand stays small intentionally. As a property agent in this niche, I’d rather work as a dedicated partner with ten satisfied clients than a hundred half-served ones.
